Regional Commercial Center The former Tanger Outlet, now North Branch Outlet, plus the Furniture Outlet Stores are well-known to those traveling I-35.  The North Branch Market Place will add to this westside retail mix with its 80,000 SF Shopko building (opening scheduled October, 2008), 53,000 SF Jerry's County Market (opening scheduled January, 2009), and the 20,000 SF "Strip" Commercial building housing 13 other businesses.

On the eastside is Gateway South commercial area with restaurants, a motel, and office buildings.  Further east is downtown that includes historic downtown North Branch.

Industrial Park Land and Sites

ESSBY Business Park Starting To Develop

The ESSBY Business Park located along I-35 has over 200 acres of land available for industrial development.  It is currently home to Topline Automotive, St. Croix Stone, and Viking Coca Cola.  One of the four commercial sites is already developed and occupied by Chisago County Health and Human Services.  Planning is underway for the development of apartments on a portion of the 100 acres of residential land. North Branch Industrial Park Nearing Completion

The North Branch Industrial Park is best known for the 150,000 SF Andersen Window plant.  However, the Park has a number of manufacturing firms producing a wide range of industrial products.

Virtual Spec Building

The City of North Branch and Milcon, Inc. have a preliminary development agreement for the development of 1.65 acre site adjacent to I-35. As a result, Milcon, Inc. has developed a site plan and building for this site.

  • 4,000 to 16,200 SF of industrial space is ready to be constructed

  • Space is available for lease or ownership

  • Building would have tilt up concrete 22’ high exterior walls

  • JOBZ, TIF, Tax Abatement and/or other incentive available

  • Zoning is Light Industrial (I-4)

  • Great visibility from I-35

Location, Location, Location

North Branch is strategically located on Interstate 35, just 40 miles north of the Minneapolis-St. Paul Metropolitan area.  Highway 95 serves as the main east-west arterial in the community, linking the city to other major transportation corridors and eastern Wisconsin. The city is encircled by three of the State’s Metropolitan Statistical Areas (MSA): Minneapolis-St. Paul is 40 miles to the south, Duluth is 97 miles to the north, and St. Cloud is 59 miles to the west.

Combined, the three MSA’s have a growing population of 3,380,013.
